Mirlo

MIRLO is a heritage rehabilitation project located in Barrio Sur, a few meters from Plaza Independencia and the Rambla. Designed by Monoblock, it proposes to recover a 19th century house with grade 2 heritage protection and incorporate new residential architecture into it.

The intervention preserves and restores fundamental elements of the original building: the historic façade, the central patio covered by a skylight and the staircase. These components are not used as decoration, but as an active part of the organization and experience of the project.

Two contemporary volumes are developed on the existing construction that respect the scale of the environment. Between the heritage house and the new buildings, a garden transition area is incorporated on the roof, conceived as a space capable of softening the encounter between the different architectural eras.

The program includes lofts and one-bedroom apartments, many with terraces or exterior expansions. The mezzanine lofts take advantage of the height and spatiality of the original structure, while the new units introduce greater luminosity, functionality and direct relationships with patios and gardens.

On the ground floor, a gastronomic establishment open to the city contributes to recovering the public dimension of the property and generating activity on the street. The project also integrates residences, offices and other spaces for complementary use, consolidating a diverse proposal within a building of controlled scale.

MIRLO is covered by the Promoted Housing Law, so the units can access the tax exemptions provided for by the regulations, including certain benefits linked to the acquisition, equity and rental income.

The main quality of the project is its ability to transform without erasing. MIRLO preserves the traces of the existing building, but avoids turning it into an immobile piece. The new architecture allows it to be inhabited, used and connected to the contemporary life of Barrio Sur again.
